Boston-based developer Core engaged Greenspace as its Strategic and Creative Partner to craft the placemaking vision, branding, content and marketing strategy for the long-term development of its 21-acre site, On the Dot®. Collaborating with Boston Urban, which is spearheading the retail strategy, merchandising and leasing plan, they are creating an exciting new lifestyle and innovation destination for South Boston.

Located in Charlestown, MA, Hood Park is a landmark 20-acre urban campus that has undergone a remarkable transformation. Formerly home to Hood Dairy, it is now a dynamic mixed-use campus. Boston Urban leads retail leasing for the development, attracting tenants such as Tradesman, Landry’s, Urban Wild, The Handle Bar, and Henry Bear’s Park.

As a part of the meanwhile development of On the Dot®, an 11-building masterplan in South Boston, Greenspace and Boston Urban are transforming a series of rundown parking lots and warehouses into a music, sports, food and culture destination, complete with curated commercial leasing opportunities. Situated alongside Dorchester Avenue, The LOT serves as the social hub of a burgeoning new neighborhood in Southie.

Raffles London appointed Greenspace to create identities for its collection of six restaurants, bars, and spa. For each space, Greenspace crafted a unique identity and imagery to reflect its individual story. From the botanical and sustainably-sourced ingredients informing Michelin-starred chef Mauro Colagreco’s restaurants, to the code-inspired branding and menu design for The Spy Bar, each space features a distinct yet luxurious identity.

La Padrona

La Padrona is the newest restaurant from Boston hospitality group A Street Hospitality. Located inside Raffles Hotel – Back Bay’s latest luxury hotel – the restaurant offers an authentic, regionally inspired Italian dining experience. Boston Urban’s services included Architect of Record, Project Management, FF&E Procurement Services, and Tenant Representation.

Mr. H is a modern Chinese restaurant that blends a sophisticated appreciation for the cuisines of mainland China and Taiwan with the vibrant energy of a Shanghainese cocktail lounge. In the heart of Boston’s liveliest neighborhood, Mr. H offers a sanctuary of intimacy and elegance, providing a refined dining experience that captivates both day and night. Boston Urban’s services included Tenant Representation and Landlord Representation.

Battersea Power Station

Greenspace developed the identity, brand story and marketing strategy for the new Battersea Power Station destination. The legacy idea, Powered by Positive, was inspired by the unmistakable optimism and positivity of the people who live and work in the area. The logotype and animated patterns reflect surrounding buildings and the Station’s regeneration. The visitor centre features a 30m² immersion room and an interactive model.

In 2023, Boston Urban helped Hublot and Bretling bring their first Boston flagship stores to 30 & 32 Newbury Street. Beyond Leasing & Strategy, Boston Urban also acted as the Architect of Record for the interiors and provided architectural design for the façades.

Heineken Greenspace

Heineken International chose Greenspace to envision a new cultural destination experience in Valencia. Through a public/private partnership with Valencia city council, the team revitalized a three-acre block of disused warehouses, bringing together musicians, filmmakers, and designers. Today, the site has reopened as a permanent cultural destination, featuring art galleries, a theatre/event space, and studio facilities for creative enterprises.

Eastern Standard is an iconic Boston restaurant by Garrett Harker, renowned for its original location in Kenmore Square. In 2023, Eastern Standard and Equal Measure Cocktail Bar reopened at Bower in Fenway, a luxury apartment tower. Boston Urban’s services included Architect of Record, Project Management, and Landlord Representation.

St James's Gate

The developer U+I Group assigned Greenspace to lead its team in preparing a bid for the public call to redevelop the St James’s Gate Guinness Quarter in Dublin, Ireland. The regeneration delivered a world-class, mixed-use destination, positioning Guinness as a catalyst for enterprise, tourism and economic ambition. As program creative director, Greenspace designed and produced all film, digital, print and exhibition materials for the redevelopment.
